Growth Design Principles”. Smart growth design
principles encourage the innovative use of land parcels and
take into account the character and environment of the surrounding
community. Open space preservation,
the clustering of structures, traditional
neighborhood design, and modern land planning are all
components of smart growth design principles which enhance
a community and maximize land value.
LANDacq has significant “Experience”
with smart growth design principles. Michael Walker, the owner
of LANDacq, has acquired and/or managed numerous smart growth
projects including the conversion of an abandoned and contaminated
urban school site into a luxury townhouse project; the development
of a quarry into an award winning
active adult community; a traditional neighborhood
project of 180+ homes which included the transfer of development
rights; and a 90+ home community where approximately 75%
of the land will be preserved as open space.
LANDacq has the experience
to efficiently navigate projects through the complex approval
and permit process, including contamination issues such as
pesticides and organic compounds. Mr. Walker draws upon his
20+ years of experience as
an engineer (13 as a licensed professional engineer) to make
sure that smart growth design
principles are implemented and maximum
land value is achieved.
Financial Strength
and Perseverance are required
to succeed in today’s anti-development climate. Governmental
agencies have added numerous requirements to the development
approval process including, archeological studies, potable
water investigations, sanitary sewer investigations, endangered
species studies, detailed traffic investigations, etc. A developer
has to be well financed to process the approvals for a development.
In addition, a developer has to have the courage to fight
for the development even if it requires a costly court battle.
